View this information in English. LAYOUT As well as any building faults, consider the functional layout of the home.Mr Georgiev says functionality can depend on the era of construction. “Older properties tend to concentrate many of the services at the rear and this can block living spaces from whatever rear yard there may be,” he says.“Look for reasonable separation between sleeping areas and living areas with service rooms between them.” AUCTION PACKED WEEKEND AHEAD Light is an important factor to look for when inspecting a home.3. LIGHTBringing light into a home is important on many levels. Mr Georgiev says this should preferably be done by means of windows rather than skylights, which should be restricted to bathrooms and laundries. “They are to be avoided in habitable spaces,” he says.“Embedded psychological wellbeing occurs when light and an aspect is achieved. “If northern and eastern aspects can be achieved, a degree of passive solar thermal performance is a handy adjunct as it can save on heating and cooling.”(Source: Archicentre Australia) Archicentre Australia has tips on how to make the most of a property inspection.YOU have 15 minutes to decide whether this is the home of your dreams. Scary, right? Before you make one of the biggest financial investments of your life, here are three things to look out for during a property inspection:1. BUILDING FAULTSYou might fall in love with the place the minute you set foot inside, but it’s what you don’t see that really counts.Ask the agent if the owners have had a building and pest inspection done, and if not, organise a thorough assessment of the property’s condition yourself. It’s a small price to pay for peace of mind. You can also talk to an architect about the era the property was built, so you can better understand any inherent faults. Restart sets stage for Stanford’s late-race heroics at Pat Pettit Memorial

first_imgWATSONVILLE, Calif. (Oct. 2-3) – A restart with two laps left set the stage for Alex Stanford’s late-race heroics Saturday at Ocean Speedway.Stanford drove by Friday winner Bobby Hogge IV to capture the $3,003 Xtreme Motor Sports IMCA Modified checkers on night two of the Pat Pettit Memorial.A spot on the ballot for the 2016 Fast Shafts All-Star Invitational accompanied the big check.Stanford led the first four laps from the pole before Hogge came from second row start to take lead. Passing continued through mid-pack and the light stayed green until fourth running Andy Obertello brought out the caution with a couple laps to go.Stanford outgunned Hogge for the lead on the restart and paced the pack for the win ahead of Hogge, Ryan Porter, Kellen Chadwick and Paul Stone.Chadwick had drawn the Friday pole spot and took the immediate lead over Brian Cass and Hogge. He led the first 16 laps before Hogge led a pair. Chadwick was scored first again on lap 19 before Hogge took over for good. That win paid $2,003; Hogge was already an All-Star Invitational candidate.Friday night Karl Chevrolet Northern SportMod victor Rick Diaz led the first nine laps of the Saturday feature from the pole with fifth starting Nick Spainhoward quickly into second. A lap 10 restart saw Spainhoward grab the lead for the next 10 laps.A quick yellow for a slowing car changed the whole complexion of the event as multiple contacts between the top duo resulting in Spainhoward going to the rear for causing the yellow. The final pair of laps saw Diaz leading challenger Cale Kanke on the restart. Lurking in third was Fred Ryland who returned from a heat race crash to start 20th. Leading only the final lap, Ryland grabbed the $1,003 top prize to win over Diaz, Kanke and Matthew Hagio.Diaz paced the field after Wayne Dotson’s flip red-flagged the Friday feature. Jack Wilshere a month away from Arsenal return, reveals Arsene Wenger

first_imgArsenal manager Arsene Wenger has confirmed that midfielder Jack Wilshere is closing in on a comeback. The 20-year-old is viewed as one of English football’s hottest properties but missed all last season with an ankle injury and has remained sidelined for the start of this one. However, Wenger has reported some impressive work on the training ground and estimates Wilshere will be challenging for a starting berth within a month.“Wilshere is looking very good in training,” Wenger said after yesterday’s 2-0 win at Liverpool.“It depends what you call close, but I would say in a month he should be starting to play again.”The news will be welcomed by Gunners supporters, who after losing star man Robin van Persie and Alex Song this summer, have reached the first international break in good heart. Indeed, so strong does Wenger believe his squad to be that the Frenchman has warned Wilshere he cannot be guaranteed his place.“Look at our midfield,” he said. “You have (Mikel) Arteta, (Santi) Cazorla, Wilshere, (Francis) Coquelin and (Tomas) Rosicky.“That is quality and there is a fight for the places.”There is little doubt Arsenal’s bench at Liverpool yesterday was far stronger than their hosts. It included Theo Walcott, who will be part of the England squad for this week’s World Cup qualifier in Moldova and also has a future at Arsenal after holding talks with Wenger last week aimed at keeping him with the club. “Walcott will play again,” he said. “We had some good players on the bench, plus others who were at home. They will play.”last_img read more
